Our accredited borrower/clients are typically sophisticated business entities with a substantial net worth. Because our borrowers require rapid financing and a streamlined review process, they provide us with substantial real estate collateral while paying premium rates. Our loans are generally collateralized with a loan to value ratio not greater than 65%. To quickly meet our borrower/client needs, we require personal guarantees and often acquire additional collateral. A sampling of the loans we offer include:

  • Residential short term loans

  • Construction, acquisition and development loans
  • Refinancing or purchase of commercial loans

Dealing with sophisticated borrowers allows us the flexibility to cater our loans to clients that understand the time value concept of money. Providing rapid interim financing to borrowers translates to short term rates higher than conventional lenders but competitive for the short term transaction arena. Our base underwriting criteria are as follows:

  • Real estate security required
  • Identifiable and verifiable income stream for repayment
  • Loan to value ratio cannot exceed 65%
  • Loan terms cannot exceed 24 months
  • Personal guarantees and additional collateral required
